Gas Safety

The Gas Safety (Installation & Use) Regulations 1998 were introduced by the Government to ensure that all gas appliances and installation pipe work in rented homes and in work places is as safe as possible. Landlords with residential tenants, are responsible to ensure that they have proof that their properties meets the regulations governing gas safety. Copies of the Gas Safety (Installations & Use) Regulations 1998 may be obtained from www.HMSO.gov.uk. By law, landlords must have gas appliances they own in properties they let, checked for safety every 12 months. They should also hold a Gas Safety Record as proof. The record should detail for each gas appliance, the date of inspection, any defects found and remedial action taken. Failure to comply is a criminal offence and could result in severe penalties if an accident occurred.
